This is probably not a realistic comp for appraisers. So please dont call me to discuss this one. I don't think it serves other area buyers, seller or lenders to report this. Nonetheless the WFR is requesting the reported sale. This was a rough, distressed property sold quickly at a discounted price to a neighbor. The value was really in the land. The house was rough and apparently not on a full foundation. County records said it was built in 1985, but it was a turn of the century log home, remodeled modestly in 1985. We had to get a dumpster for the years of accumulated stuff on the property. It was still in need of a good amount of work. We sold it as is at a quick-sale price to a neighbor. Plus the local water company is still trying to extract approx $5,000 from us from a previous owners' debt. BPO: If you use this as a comp at $116,500...you are likely doing a disservice to your clients. Original remarks: "Wow...Affordable Woodland horse property. Rare find. 1+ acre Lot.
