Settlement vs. closing in Utah
People use "closing" to mean signing day, but in Utah they're two different moments, and knowing the difference saves confusion about when you actually get the keys.
- Settlement is when the buyer and seller sign all the documents and the money is delivered to the closing office.
- Closing comes a little later: it's when the lender funds the loan and the deed is recorded at the county. That recording is what makes the home officially yours.
So the order is: settlement → lender funds → it records = closing. It's common for funding and recording to happen the same day or a day or two after signing. Sometimes longer over a weekend or holiday. You usually take possession and get the keys at closing, not at settlement.
