Selling: 1%, not 3%. List your home for 1%, paid only when it sells. Prefer to go it alone? List FSBO for $0. A home gets 14 days on GIDDY DIGS first, then goes on the MLS.
Buying: 2% is the whole bill. The buyer-side commission is 2%, written into the offer and paid at closing, with no surprises. On a $500,000 home that's $10,000, versus the traditional 3% ($15,000) or a typical "discount" 2.5% ($12,500). You still pick your own agent, who is on every contract; the 2% is what represents you through the deal.
