Fewer than half of Washington County listings are WCBR-only now
For most of the last twenty years, a home for sale in Washington County lived on one MLS: the Washington County Board of REALTORS (WCBR). That is changing, and faster than most people realize.
We looked at every Washington County listing in our data since 2007, about 171,000 of them, and sorted each one by where it was listed: WCBR only, UtahRealEstate.com only, or both.

What we found
Fewer than half of Washington County listings are now WCBR-only. In 2007, 83% of listings were on WCBR alone. So far in 2026, it's 49%. Almost all of that shift went to listings that are on both MLSs, up from 9% to 43%.
| Year | WCBR only | On both | UtahRealEstate.com only |
|---|---|---|---|
| 2007 | 83% | 9% | 8% |
| 2015 | 77% | 15% | 8% |
| 2021 | 70% | 21% | 9% |
| 2022 | 60% | 28% | 12% |
| 2023 | 57% | 30% | 13% |
| 2024 | 54% | 31% | 15% |
| 2025 | 51% | 35% | 14% |
| 2026 (so far) | 49% | 43% | 8% |
Listings found only on UtahRealEstate.com are a smaller group. They held near 1 in 12 for fifteen years, climbed to about 1 in 7 in 2024 and 2025, and are back near 1 in 12 so far this year. Most of them come from local St. George brokerages, plus Wasatch Front offices and home builders listing new construction here.
Who brings the buyers?
Since January 2024, 1,655 Washington County homes listed only on UtahRealEstate.com have sold. At least 975 of them, 59%, were sold to a buyer represented by a Washington County agent.
| Buyer's agent | Sales | Share |
|---|---|---|
| Washington County agent who belongs to both MLSs | 563 | 34% |
| WCBR agent (named on WCBR's record of the sale) | 412 | 25% |
| Agent from another board (mostly Salt Lake and Utah County) | 289 | 17% |
| No buyer's agent | 103 | 6% |
| Not recorded | 288 | 17% |
Only about 1 in 6 of these buyers came through an agent from up north. The rest came through local agents, and 412 of those local agents aren't even members of UtahRealEstate.com. They found the home some other way.
Listing a southern Utah home only on the northern MLS doesn't make sense. The buyers for homes here come through Washington County agents, and many of those agents work on WCBR. A listing that skips WCBR makes those agents go looking for it, when it should be right in front of them.
Why it matters if you're buying
If the search you use only pulls from one MLS, you are not seeing the whole county. Depending on which one, you could be missing about half the listings, or one in ten. GIDDY DIGS search pulls from both, so every listing in Washington County shows up in one place.
Why it matters if you're selling
Where your home is listed decides which agents and which websites see it. In Washington County, the agents most likely to bring your buyer are local, and many of them work on WCBR. Before you sign anything, ask: which MLS will my home be on, and why? A listing on both reaches both sets of agents and every site that pulls from either one. A southern Utah home listed only on UtahRealEstate.com is missing the MLS that local buyer's agents use.
Why is this happening?
We have our theories. More agents working statewide. Brokerages from the Wasatch Front listing homes down here. The cost of belonging to two MLSs. But we'd rather hear what you're seeing. If you're an agent, a buyer or a seller in southern Utah, call us at 435-255-8888 and tell us what's behind the numbers.
How we counted
Each listing is counted once, in the year it went on the market. A listing counts as "on both" when the same home was listed on both MLSs within a few weeks. Every listing type is included. 2026 is the year to date. Buyer's agent boards come from UtahRealEstate.com member records for sales closed January 2024 through early October 2026.
Correction, October 6, 2026: an earlier version of this article said one in five listings was only on UtahRealEstate.com. Our first count included some listings twice. The numbers above are corrected.
Based on listing data from UtahRealEstate.com and the Washington County Board of REALTORS MLS. Figures are GIDDY DIGS's own count of aggregate listing activity and are not guaranteed.
